This thesis deals about analyzing and optimizing of processes for running and maintaining office buildings. Because of the variety of work, it is often difficult to find the best solution for the problem. This work should give instructions and tools to design and optimize processes. Most of this thesis can also be used for other buildings than office buildings. It also should be a help for companies which maintain buildings as their core business. After explaining the term and the structures of facility management, the requirements for buildings and processes are defined. Nowadays mostly all of major construction projects are supported during the construction phase by a facility manager. The operation of buildings and the flexibility of usage should be improved with the supporting measures. A great part of this work deals about facility management. There are different methods presented for optimizing the maintenance of buildings. Through enumerations and the variety of work in the area of facility management, the complexity of the situation is shown. Eventually, methods and tools for the operative area are presented.
